If you're an enrolled member of a federally recognized tribe and thinking about buying a home in the Texoma region, there are loan programs built specifically for you — and they're often underused simply because people don't know they exist.
The HUD Section 184 Indian Home Loan is the big one: as little as 2.25% down on loans over $50,000, no monthly mortgage insurance on loans closed since July 2023, and no income limit. Many tribal nations — including the Chickasaw, Choctaw, Cherokee, Muscogee (Creek), and Seminole Nations — also offer their own down-payment and closing-cost assistance grants that can often be stacked on top of a Section 184 loan, depending on tribal citizenship and whether the home falls inside the tribe's reservation boundaries.
These programs work on the Oklahoma side of Texoma and in most of North Texas too — though not every Texas county is approved (Cooke County currently is not), so it's worth checking eligibility for your specific address before you start house hunting.
